Building Materials: Rcc, brick, glass, paint, aluminium, tile etcNikunja Commercial Area, being very close to the International Airport, became a very important location from commercial point of view. Rangs Properties Limited intends to develop a commercial building on a 10 katha piece of land, on the urban street of Nikunja, Dhaka.

The site demands an iconic mass, yet prioritizing on the maximum utilization of the space, blending successfully with the neighborhood and surroundings. The building was for offices and services comprising a total of 13 floors and 3 basements. The core of the building was placed on the north side since the primary building facade and entrance was to be oriented to the roadside. A mass was pushed towards north to let in light and wind from south due to an existing 12 storied building adjacent to the site. Minimization of the area gave an opportunity to create a tower that maximize potential views for the users inside. A decent proportion of a notch was added to the facade that creates an inviting entrance and provide a clear direction to and from the street level. The ground floor is of entry, lobby and civic space for the building users with a water body that enhances the invitation of the entrance.

Moving on to the mass above, a solid void relationship was applied to create interest and to provide better daylight and natural ventilation throughout the building. The major facade was on the west and south side. So, a huge amount of glass was added for views, light and natural ventilation, along with vertical louvers on the exterior to protect users from heat and glare, providing a proper shading.
